Turnkey Investing (Built-To-Rent)

What is Build-to-Rent (BTR)?

Build-to-Rent (BTR) investing focuses on newly constructed homes and communities that are designed specifically for rental purposes, rather than for sale. Unlike traditional single-family rentals that are often purchased one by one on the resale market, BTR homes are new construction properties built from the ground up to meet the growing demand for high-quality rental housing.

Thus asset class combines stability of residential real estate with the scalability and efficiency of institutional-grade investments, offering both long-term income potential and property appreciation.

Why Investors are Turning to Build-to-Rent?

The Build-to-Rent model has become one of the fastest-growing investment sectors in US real estate.

Strong, Consistent Demand: Rising home prices, limited housing supply, and lifestyle flexibility have driven more families and professionals toward renting new homes.

Lower Maintenance & Vacancy Risk: New construction homes reduce maintenance costs, attract higher-quality tenants, and stay occupied longer.

Scalable Investment Model: Whether through individual home purchases (link to investment properties) or entire rental communities (link to whole communities). Investors can grow portfolios efficiently.

Predictable Income Streams: Professionally managed rental communities offer reliable cash flow through steady occupancy rates and market-driven rents.

Why Build-to-Rent Makes Sense Now

According to John Burns Research & Consulting, the US is short over 3 million single-family homes, and more than 60% of renters prefer single-family living over apartments. With strong rental demand in the Southeast and Sunbelt states, investors are capitalizing on high occupancy rates and steady rental growth.

In addition, Harvard’s Joint Center for Housing Studies reports that new single-family rentals outperform older homes in both rent premiums and tenant retention, making BTR one of the most resilient and profitable real estate strategies today.

  • ~94% occupancy in “horizontal multi-family” (townhomes, duplexes, quadplexes style of BTR) communities as of mid-2025. (multifamilyaffordablehousing.com)

  • ~1.5% YOY rent growth for BTR overall (including duplex / quadplexes / multi-family) vs ~.3% for traditional multi-family in Q2 2024. (CBRE)

  • BTR completions are forecast to account for 6.3% of multi-family supply in 2025, rising to ~6.8% in 2026. (Multi-Housing News)

  • Many new BTR projects under construction have 350+ units, often mixing different unit types (townhomes, duplexes, quadplexes, low-rise multi-family) rather than strictly single-family homes.
